Troy's Monthly Wrap...


THIS YEAR’S DIRECTION HAS NOW BEEN ESTABLISHED!!!

2018 is characterised by solid commercial property demand and an increasingly volatile share market.

As the share market’s volatility index rises, investors increasingly seek the security of leased commercial investments.

Low interest rates continue to be an important catalyst for strong investor and owner occupier demand. 

We receive very strong levels of demand for securely leased investments, which is evidenced by achieving offer and acceptance, during the first few days of our private treaty marketing campaign, for a property located at 37 Vernon Street, Coffs Harbour – click here for further details.

We have also achieved offer and acceptance for a prime CBD commercial redevelopment site, being marketed by our successful expressions of interest marketing campaign, at 9 Duke Street, Coffs Harbour – click here for further details.  

Elsewhere, a shortage of industrial property will cause values to rise, as competition increases for the limited supply.

Moreover, there is no available industrial land to purchase in Coffs Harbour.   

Available industrial land at Woolgoolga and Macksville will enjoy increasing demand.

Demand for CBD retail premises is being impacted by increased supply, with 15 additional shops entering the market, with the completion of Coffs Central’s Harbour Drive expansion.

The upside of this expansion is the opening of Kmart, which is expected to provide a huge boost for the CBD.

CBD owners appear to be reluctant to reduce asking rentals, in light of increasing council rates, which will result in extended vacancies and a subsequent reduction in potential capital values.

The completion of Coffs Central’s expansion has seen some 1,800m2 of office space come online, which we understand a local credit union is likely to lease as their head office.

Also increasing supply is a new two storey building of 1,600m2 being built on the corner of Park Avenue and Gordon Street which is subject to leasing pre-commitments.

The Coffs Coast continues to attract favourable investor and developer attention as its growth continues unabated.
