THE SUPPLY OF OFFICE SPACE FOR LEASE IS DECLINING BIG TIME!!!

The volume of available office space for lease on the Coffs Coast is decreasing and the rate of the decline is accelerating. 

So what gives?

The supply of vacant office space in the Coffs Harbour CBD peaked last year. 

Since that time there has been an accelerating trend to lease vacant office space and mostly from new businesses coming to Coffs.

These businesses are capital city based where the supply of office space continues to tighten.

According to International Property Consultants Preston Rowe Paterson, the 'demand for Australian CBD offices continues to grow, as vacancy rates across the country continue to decline. Australia's overall vacancy rate declined for the seventh year in a row, down to 9.6%'.

The vacancy rate in Sydney and Melbourne is down to 4.6% in January 2018, near an all time low!

Rising business and consumer confidence, low inflation, low interest rates, expanding businesses and strong economic growth continue to drive demand for offices.

We leased over 3,250m2 of vacant Coffs Harbour CBD office space last financial year, including the lease pre-commitment to Forestry Corporation of NSW of the ground floor of a new office building being built on the corner of Park Avenue and Gordon Street.

So far this financial year we have some 1,500m2 already leased or under offer.

Upon completion of these deals, there'll be very little large vacant areas available.

A tightening office market will be positive for future rental growth and buoy office building landlords.

Whilst the Coffs Coast retail market remains over supplied, the office sector is rapidly joining the very tightly held industrial market.
